Common Questions

Referral Program FAQ

How is the referral fee paid, and to whom?

The referral fee is paid broker-to-broker, in compliance with California real estate law and CAR guidelines. Pacific Crest will execute a formal broker-to-broker referral agreement with your brokerage. The fee is paid to your broker at project completion, and your broker distributes it to you per your internal compensation agreement. We cannot pay referral fees directly to individual agents.

When exactly is the fee paid?

The referral fee is paid upon project completion — specifically, upon issuance of the Certificate of Occupancy or final sign-off by the relevant building department. For projects with phased completion, we can discuss milestone-based payment structures.

What qualifies as a referral?

To be eligible for a referral fee, you must register with our program and introduce your client to Pacific Crest before their first contact with us. The introduction can be made by email, phone, or in person. We will confirm receipt of the referral in writing within 24 hours.

What types of projects qualify?

Any new custom home construction, major addition (typically 1,000+ sq ft), or full teardown-and-rebuild with a total construction contract value of $1 million or more qualifies for the referral program. ADUs and smaller remodels are generally below our minimum project threshold.

What areas do you serve?

Pacific Crest serves all of Southern California, with primary focus on the Westside of Los Angeles (Culver City, Brentwood, Bel Air, Pacific Palisades, Venice, Mar Vista, Cheviot Hills, West Hollywood), Santa Monica, the South Bay (Manhattan Beach, Hermosa Beach, Redondo Beach, El Segundo), and Malibu.

Do you refer clients back to partner agents?

Yes. Many of our clients need to sell their current home before or after completing their build. We maintain an active list of partner agents and make referrals based on geography and client needs. We view this as a long-term, mutually beneficial relationship.

Does my client need to own a lot already?

No. We work with clients at all stages — those who already own a lot, those who are looking to purchase one, and those considering a teardown of an existing home. We can also advise on lot feasibility before a purchase is made.
